The Silhouette, a new condominium in Brooklyn’s Greenwood Heights neighborhood, has earned LEED-Platinum certification through the U.S. Green Building Council, making it the first LEED-Platinum condo in Brooklyn and New York’s first residential low-rise with this esteemed designation. This upscale four-home condo, developed in partnership by Summit Strategic Advisory, GreenEnvy Development, Giancola Contracting, and Ridge Iron Works, boasts many ecofriendly design elements, from reclaimed barnwood floors to Technistone counters, Energy Star appliances, and low-flow fixtures.

Sustainable features include a green rooftop with solar panels that recapture energy for the building’s heat and hot water systems; a walkable roof garden that provides natural insulation; a state-of-the-art exterior with exceptional thermal, moisture, and noise barrier capabilities; and triple glazed, low-E coated and argon-filled windows for superior heat and noise insulation. The Silhouette is constructed of 97.5 percent recycled steel and concrete, has a white brick southern façade that helps regulate building temperature and energy demands, and a storm water capture system for irrigation.

The Silhouette includes an approximately 1,070 sq. ft. one-bedroom, one-bathroom with an outdoor garden and cellar for $915,000; and three approximately 1,260 sq. ft. two-bedroom, two-bathroom homes with either a balcony or private green roof terrace space ranging in price from $859,000 to $930,000.

Third + Bond, an upscale mid-rise condominium in the Carroll Gardens brownstone neighborhood, anticipates LEED Gold certification and will be the first such building in Brooklyn with that designation. Hudson Companies Inc. developed the eight 4-story buildings to Energy Star standards with a grant from NYSERDA’s Multifamily Performance Program. The project, which has 44 units, is 20 percent sold.

This development—a modern interpretation of a traditional townhouse—targets young professionals and families who desire green living in a friendly and convenient neighborhood. Large backyards, balconies, and roof terraces allow for privacy as well as community gatherings.

The high-performance buildings are super-insulated and feature energy recovery ventilators, low-VOC paints and finishes, double-paned, low-E coated windows, and more. Green design features include CaesarStone kitchen counters, Energy Star appliances, low-flow fixtures, and FSC-certified hardwood floors. Additionally, Pratt Institute alumni, faculty, and students outfitted two Third + Bond model home interiors. Designers include former faculty member Eva Zeisel, industrial design professor and alumnus Bruce Hannah, architecture professor and alumnus Bill Katavolos, and alumni Harry Allen and Giovanni Pellone, whose work will be on display through fall 2010.

Studios start at $311,500; one-bedrooms range from $463,500 to $670,000; two-bedrooms from $744,600 to $769,500; and the three-bedroom, three-bath is $1.38 million.
