360 State St., NEW HAVEN, CT

360 State Street, Connecticut’s greenest and largest residential development, has opened. The building boasts the largest fuel cell to operate in a residential building worldwide and is the first new major residential construction in New Haven in more than 15 years.

Located downtown at the corner of Chapel Street and State Street, the 32-story, 700,000 sq. ft. building offers 500 rental residences ranging from studios to three-bedrooms and features 28,000 sq. ft. of retail space. It’s across the street from a MetroNorth station, bus stops, and within walking distance of fine restaurants, museums, and nightlife.

Certified LEED Platinum in USGBC’s Pilot Neighborhood Development Program, the building has a 400 kW fuel cell that provides nearly 100 percent of its thermal energy and reduces its carbon footprint by half. Residents can track and manage their individual electric, gas, and water use in real time on a computer or wireless phone.

Modeled after high-end Manhattan developments, 360 State Street has floor-to-ceiling glass, top-notch finishes, and well-appointed common areas. Homes feature modern, open floor plans and a full-size washer and dryer in every apartment.

Amenities include a fitness center and yoga studio, resident lounge and game room, library, screening room, children’s playroom, and 24/7 concierge service. The 22,000 sq. ft. roof terrace features a pool and sundeck surrounded by a landscaped garden and lawn. 360 State will also offer furnished short-term apartment rentals at lower rates than local hotels.

Market-based incentives are being offered, so net effective rents are from $1,165 for studios, $1,555 for one-bedrooms, $2,325 for two-bedrooms, and $4,409 for three-bedrooms.

The one-bedroom units, at 550 sq. ft., are in the low $400,000s; the two-bedrooms, at 1,100 sq. ft., are in the high $600,000s; larger two-bedrooms, 1,400 sq. ft., are about $950,000. The building, at 60 percent sold and ready for immediate occupancy, is approved for 421-A tax abatement.
